SITE PLANNING & YIELD STUDIES

Site planning and yield studies are used by developers to determine the viability of their development goals for a property. The study targets the objectives of a city’s zoning requirements (setbacks, parking ratios, allowable uses, height) and how that will impact the development’s size and feasibility. More specifically the study will establish the number of dwelling units, parking spaces, residential/commercial/retail uses that can fit onto the site and prioritize the client’s ultimate goals.

Step 1: Understanding project/client goals

Step 2: Evaluating location and zoning requirements

Step 3: Determining parking loads and the impact on residential yields

Step 4: Diagramming site design and building massing

Step 5: Delivering yield study package (package typically includes how the site could be designed to meet currently zoning requirements, general unit count, general unit sizes and parking counts)
